Houston Home Inspection Services...

A home cannot fail an inspection. A professional home inspection gives you an independent and unbiased view of any problems and their solutions, so you’ll have the facts you need to make a sound and informed decision about the property.

At Champions Enginerring and Inspections, we take our inspections seriously. Each inspection is a complete and thorough analysis of all the major systems and components on the property. Our inspection report includes a clear description of what we’ve found with any problem areas noted, with digital photos, so you can easily identify them.

Our most popular home inspections are discussed below. Prices are dependent upon several factors, most commonly the type of property (condo, townhome, detached house, etc.); size of the property in square feet; and the age of property, and location.

water heater(Standard or Traditional) Visual Structural and Mechanical Inspection: This inspection will address the structural and mechanical condition of the dwelling - this is mostly a visual documentation of dwelling. This visual inspection will include assessment (safety, health and welfare - typically known as code assessment) inspection of the foundation, attic framing, bearing walls, insulation, roof, grading and mechanicals: such as heating/cooling, plumbing, electrical, water heater and sprinkler systems of the dwelling.

Foundation Inspection: (Normally requested when foundation issues are in question or to determine a baseline elevations when house is new or when purchased) Is an inspection of the foundation, using an electronic manometer (water level) to measure and determine the elevation differentials of the slab. Once the elevations have been determined and calculated the Professional Engineer will determine weather the slab is in need of repair or functioning as intended. If the foundation is in "need-of-repair" he will provide a drawing and recommendations for repair - that can be presented to a foundation company for repairs to be performed, these reports will bear the Professional Engineering Seal.

Structural Inspection will be an inspection of the foundation (described above) and will include a visual inspection of the attic framing, bearing walls, drainage and functionality. The Professional Engineer will inspect for damage and indications of stress or fatigue. The report will declare whether the foundation is functional or in need of repair and will be accompanied with a drawing of the elevations. The report will also make recommendations for framing and foundation repairs. These reports will bear the Professional Engineering Seal.

Structural Engineering and Mechanical Inspection: This is the best inspection and combines all three inspections described above. It is also the most economical inspection provided and can only be offered by Professional Engineers.

Crushed DuctStructural Rough-Inspections: This inspection is only available for new homes prior to insulation and sheetrock. It focuses on the structural elements of the dwelling and offers recommendations for repair to the builder before critical elements are covered by sheetrock. Miss this inspection and you could be faced with major and inconvenient repairs - surfacing years down the road and/or expensive repairs upon resale of your home.

First Year Warranty Period Inspections: Prior to the end of the first year ownership of a brand new home - you should have an inspection before the builders first year warranty expires. This would be the same inspection as described in the "Traditional" inspection above.
